We are looking for an experienced and articulate IRPM Block Manager to manage our block portfolio of circa 1300 units. You will provide efficient customer focussed property management services whilst maintaining client retention and legal compliance.
Responsibility
Proactively develop service levels across the portfolio to exceed client expectations, advising clients of management set-up, planning cyclical maintenance, managing reactive works and monitoring contractors. Ensure only approved contractors are instructed. Regularly monitor service delivery of contractors. You are meeting service level KPIs including maintenance repairs, sales packs, email/letter responses, etc. and demonstrating and applying an understanding of all service agreements within your portfolio, including legislation and codes of practice and being able to read and understand leases. Regularly visit your portfolio to carry out a thorough site inspection. Visit reports should follow to block directors:
Qualification – Essential
· 3 GCSEs (A-C) or equivalent to include Maths and English
· NVQ level qualification or relevant experience
· Ideally, a minimum of two years of experience in a Block and Property Manager role
· Industry recognised qualification such as ARMA or IRPM is advantageous but not
compulsory
· Full driver’s licence desirable but not essential

· Intermediate user –Microsoft Office, Word, Excel, Outlook, Social Media:
Essential - Skills, Abilities & Experience
· Able to demonstrate proactively develop service levels across the portfolio to exceed
client expectations
· Experience in planning cyclical maintenance, managing reactive works and monitoring
contractors.
· Able to ensure only approved contractors are instructed
· Experience in regularly monitoring service delivery of contractors
· Proven track record in meeting service level KPIs, including maintenance repairs, sales
packs, email/letter responses, etc.
· Able to demonstrate and apply an understanding of all service agreements within your
portfolio, including legislation and codes of practice.
· Experience in reading and understanding leases
· Experience in regularly visiting your portfolio to conduct thorough site inspections
· Experience in organising, attending and chairing AGMs, including sending the relevant
notices and preparation
· Knowledge of preparing budgets, service charges demands and ground rents, including
reconciliations and timely chasing of arrears
· Experience in liaising with accountants for the production of blocks accounts, ensuring
timely submissions to Companies House and HMRC
· Able to attend regular team meetings and provide monthly department reports
· Knowledge of carrying out statutory consultation procedures ensuring guidelines are met
· Experience in liaising with Insurance Brokers to ensure any claims are dealt with
promptly
· Experience in liaising with leaseholders and block directors, ensuring they are updated
on matters and notes are on the system.
· Experience in updating leaseholder and tenant information, ensuring data is accurate on
the system
· Knowledge of data protection governance and confidentiality
· Ability to introduce innovative ways to improve our work and anticipate and alleviate
potential problems
· Able to attend out-of-hours emergency calls on rotation
· Experience in reviewing record-keeping procedures, ensuring the database is updated
and accurate
· Able to keep up to date with legislation and demonstrate an awareness of approaching
changes and significant case law
· Able to provide your direct reports are working to required standards.
Essential Compliance Requirements

· Confident communicator with excellent communication and interpersonal skills
· Good team player with the ability to multi-task and work to deadlines
